Roofing Inspections
We recommend that you have your roof inspected every 5 years to ensure that you get the full life out of your roof and prevent leaks that can cause costly damage to the interior of your home. Our maintenance program helps extend the life of your roof and gives you peace of mind!
Our Inspection Process:
We will do a roof inspection which means we will come to your home, get on the roof, inspect every shingle, all flashing, all sealants, all pipe boots, and penetrations. Then, we will:
- Replace up to a bundle of shingles
- Pipe boots if necessary or convert to perma-boots for a small additional fee
- Re-seal any seams
- Adjust or correct any flashing issues
- Clear debris from any crickets or valleys
- Paint all penetrations black
- If we find any significant problems (which rarely happens) we will discuss it with the homeowner if outside standard inspection process
Roof Maintenance
Until there is a problem, it is easy for most of us to forget that the roof requires maintenance just like any other part of our home. Ironically, a problem with the roof has the potential to cause as much or more damage as any of your home’s systems. To ensure you get the full life out of your roof, and avoid potential problems, we recommend scheduling a roof inspection every 5 years to check, and repair if necessary, any loose or damaged shingles, flashing, seams, caulking, and/or pipe boots.
We rarely notice those white PVC or grey galvanized pipes that stick straight up through our roofs. However, the plumbing penetrations in the roof are the leading cause of roof leaks because they dry rot in the sun or get damaged by small animals.
